Pricing & contracts

After a 90-minute on-site walkthrough we produce a line-item scope: labour, materials, allowances, permits and contingency, priced as a fixed contract. It takes three to five business days. There is no charge and no obligation.
Yes. It changes only for a change you sign, or for concealed conditions — knob-and-tube wiring, rot, undersized structure — which we photograph and price before proceeding. Our average change-order value is 1.4% of contract.
Where you have not chosen a finish yet, we carry a dollar allowance for it. Your scope lists the allowance and what it realistically buys, so you are not surprised at the tile shop.
A deposit at signing, then progress invoices tied to completed milestones — never ahead of the work. Lien waivers accompany each invoice. Final payment follows the punch list you sign.
Yes: 0% for 18 months on contracts above $25k through our lending partner, with approvals typically inside 24 hours. Longer fixed-rate terms are available.

Schedule & living through it

Kitchens six to ten weeks on site; baths three to six; basements seven to twelve; additions fourteen to twenty-six. Add four to six weeks of drawings, selections and permits before any of that starts.
Almost always, except during whole-home renovations. We build dust walls, run negative air, protect floors and clean down daily. Water and power outages are scheduled and announced in advance.
07:30 to 16:00, Monday to Friday. We do not work weekends without asking you first, and we do not start before 07:30 in residential neighbourhoods.
Yes. A named crew lead plus one or two carpenters for the duration. Trade partners come and go by trade, but the faces running your job do not change.

Scope & suitability

Not usually. Below about $12k we are the wrong choice and will refer you to a trusted smaller outfit rather than take your money inefficiently.
Yes, and we prefer it on additions. We will review the set for constructability and flag anything likely to draw a permit correction before we price it.
For kitchens, baths and basements, yes — measured plans, elevations and a 3D set. Structural additions get a licensed engineer, and we bring in an architect where zoning demands it.
