What a Denver kitchen actually costs in 2026

Every contractor in this city will give you a per-square-foot number. It is useless. So we opened 146 kitchen contracts signed inside Denver city limits and split them by where the money actually went.

The bands

Our Denver kitchen contracts land between $38,000 and $120,000, with a median of $64,200. The spread is not mostly about taste — it is about how much of the house has to change to make the kitchen work.

  • $38k–$52k — same footprint, semi-custom cabinetry, quartz, no structural change.
  • $52k–$80k — one wall removed, relocated plumbing, panel upgrade, better cabinetry.
  • $80k–$120k — full re-plan across two rooms, custom cabinetry, structural beam, new flooring throughout.

Where the money goes

On the median $64,200 project: cabinetry and stone 38%, labour 27%, mechanicals 14%, appliances and lighting 12%, permits, protection and contingency the remainder. Clients are usually surprised by the mechanical share — and it is the one line that a low bid hides best.

Six in ten pre-1970 Denver kitchens need an electrical service upgrade before they can carry a modern range and hood. That is $3,500 to $6,000 that belongs in the bid, not in a change order.

Three Denver-specific costs

Plaster and lath

Central-neighbourhood walls are plaster over wood lath. Cutting into it means containment, and closing it up means skim coat rather than tape and mud. Budget $1,800–$4,000 more than a drywall-era house of the same size.

Load-bearing removals

Opening a kitchen into a dining room in a ranch usually means an engineered beam, a stamped letter and a permit revision: $6,000–$14,000 depending on span and whether posts can land on existing footings.

Landmark districts

Interior work rarely triggers review, but if you are enlarging a window on a street-facing elevation in Baker or Curtis Park, add four to eight weeks and a design revision to the schedule.

What we would cut first

If the number comes back above your budget, cut in this order: appliance tier, then stone tier, then cabinetry construction, then scope. Never cut mechanicals or protection — that is the part you cannot cheaply revisit.

How to compare bids

Line up allowances against each other, not totals. A bid that is $9,000 cheaper with a $4,000 lower tile allowance and no panel line is not cheaper. Ask each contractor to price the same three exclusions and see who flinches.
